Daily day porter service for HACA's 116,918 sq ft Austin headquarters

Challenge
The Housing Authority of the City of Austin runs one of the busiest public-service buildings in central Austin. The 116,918 sq ft, four-story Central Office on South I-35 is the intake point for HACA's housing programs serving roughly 1,900 public housing units and more than 5,500 Housing Choice Vouchers across the city.
A facility that opens its lobby to the public from 8 AM to 5 PM, every business day, has different janitorial requirements than a nightly-cleaned office. Lobbies fill and empty throughout the day. Restrooms see continuous use. Public computer kiosks, intake desks, and boardroom spaces need to stay presentable in real time, not after-hours. A nightly crew can't address what happens during business hours.
Approach
M&R provides daily day porter coverage at HACA's Central Office. A porter is on-site through the building's open hours, attending to the building as it's used.
The scope covers all four floors: the public-facing lobby and intake area on the ground level, the program administration floors handling Housing Choice Voucher and project-based rental assistance casework, and the fourth-floor executive offices and HACA Boardroom where the agency's public board meetings, community forums, and civic events take place.
